ABDALI - THE NEW DOWNTOWN OF AMMAN...

At the heart of Amman, spanning over 384,000 sqm of land, Abdali is the first area in Amman that is being developed under the new local mixed-use planning codes which represents the exceptional synergy of residential, commercial, hospitality and retail outlets in one vibrant and prestigious address.

Through its collaboration with renowned multinational developers, Abdali with a built-up area exceeding 1.8 million sqm, is the largest and most ambitious urbanization plan in Amman, creating a core hub and city center that will play a major role in attracting investors, businesses and tourists to the Jordanian capital.

Phase I

Phase I of Abdali lies on 251,000 sqm of land and contains 33 separate mid-rise building and tower projects owned and developed by a multitude of local and international investors. These developments consist primarily of Grade-A offices, luxurious apartments, integrated retails markets, in addition to hotels and serviced apartment midrise buildings and towers.

Phase I commenced operation in 2013 with the opening of several buildings such as the Jordan head office buildings of Audi Bank and Societe Generale Bank and the opening of the roads of the core of Phase I to the public.

The near future will bring more life to the project with the opening of The Boulevard and many other exciting projects the new downtown of Amman.

Innovative Features:

To improve living and working environments, Abdali has introduced, for the first time in Jordan, numerous innovative features to ensure sustainability and longevity, including:

• Parking and road plans – Up to 25,000 cars will be accommodated at Abdali’s underground parking. Traffic solutions have been implemented in conjunction with the Greater Amman Municipality to ease congestion and direct smooth traffic around and within the project.
• Pedestrian-friendly environment – There are 60,000 sqm of pedestrian roads, public piazzas and landscaped public parks.
• State-of-the-art communication systems - The project’s deep fibre optic cabling features include high-speed internet access, video-on-demand, direct satellite communication access, multiple-vendor, video conferencing facilities and emergency electrical back-up.
• Gray water treatment – A water circulation that is incorporated in every project within Abdali, which collects and treats gray water from showers and sinks, and re-uses it for flushing and irrigation purposes.
• Energy efficiency – District heating and cooling provided by Jordan District Energy optimizes power efficiency, reduces electrical peak demand, minimizes heat transfer losses while fostering environmentally-friendly practices.

Furthermore, Abdali supports and encourages developers to attain LEED certification which verifies that a building project is environmentally responsible.

Abdali Investment and Development PSC. is a privately owned land development company established in 2004 out of a successful partnership between the government-owned real estate developer National Resources and Development Corporation (MAWARED) and Horizon International for Development Ltd. Co., an international construction conglomerate specialized in investment and the development of large scale real estate projects owned by Sheikh Bahaa Rafic Al-Hariri. JDE was established for the purpose of designing, building and maintaining district cooling and heating energy services for the Abdali Development.
